This position is responsible for directing and coordinating all aspects related to the sourcing of opportunities and execution of strategies for the acquisition, development, leasing and marketing of primarily office, industrial and retail product types, and potentially other product types pursued by the Company. Responsible for coordinating and executing all analysis, processes, SOP’s and workflow involved in the development, acquisition, and leasing for commercial property acquisitions and commercial property development for the CSM commercial portfolio as directed by the Vice President, Commercial Proeprties.

REQUIRED SKILLS AND EXPERIENCE
Education: High School Diploma and Bachelor’s Degree in business or real estate related field required. Advanced degree preferred. Prior real estate development and leasing experience preferred. Commercial real estate professional designations preferred.
Experience/Knowledge/Skills/Abilities: 10+ years experience in Midwest based commercial property development, leasing, and/or real estate marketing. Software proficiency in Excel, Word, Power Point and Outlook. Creativity; ability to work independently with a sense of urgency; excellent communication and presentation skills; Strong analytical skills. Ability to prioritize and coordinate multiple projects and tasks. Diplomacy and relationship building ability. Attention to detail and problem solving skills critical.
ESSENTIAL DUTIES AND RESPONSIBILITIES
Development/Acquisition: Direct and coordinate all aspects of the commercial development and acquisition strategy, workflow and process as directed by the Vice President, Commercial Development, including strategic market and end use analysis; deal sourcing, site selection and acquisition; constraint analysis and due diligence coordination; financial pro-forma modeling and analysis; municipal use permits and approvals; design and construction direction and coordination; interim and permanent financing; prospect identification; lease and sale negotiation; management of project schedules and budgets; and coordination of legal documentation. Primarily responsible for providing added-value to the real estate product itself by working with and negotiating with customers, communities and other stakeholders to create the right product for the market while providing financial solutions that generate successful results and maximum profitability.
Leasing/Sales: Direct and coordinate the leasing and sale of space within existing and proposed developments by initiating contact with prospective tenants and purchasers. Coordinate and conduct showings with potential tenants and purchasers, direct and manage broker relationships, compose and submit letters of intent and lease agreement proposals. Direct the preparation of legal documents associated with new leases and property sales. Follow all CSM workflow, SOP’s and lease processes. Assertively conduct mailings, follow-up calls and proactively searching for and contacting potential tenants, build-to-suit clients and other end users. Field phone calls from brokers and potential space users and provide pertinent space availability information on any commercial development and acquisition opportunities pursued by the team.
Marketing/Market Research: Assist in the development, maintenance and enhancement of the CSM commercial marketing materials for development projects consistent with the commercial properties group standards. Direct and coordinate the analysis, deal structuring and packaging of effective responses to RFP’s and Build to Suit proposals. Assist in the design of specific materials for new developments to include creating signage, brochures, ads and flyers for all CSM commercial development properties. Assist in the maintenance of the commercial development section of the CSM Corporation website. Maintain current market knowledge through assembly and analysis of market data.
